Single Family Residences

Purchased at discounts of 50% to 60% below today’s market value
Forced appreciation is controlled through property updates and improvements
Maintain a minimum of 3 profitable exit plans.

Multi-Family Residences

Purchased at substantial discounts, often distressed due to mismanagement and or neglected maintenance leading to lower occupancy.

Commercial Property

Purchased only when there is strong and compelling evidence that repositioning the property will increase its income-producing potential. Typical examples of repositioning include: changing a mixed use or light manufacturing building to office space; changing the usage to meet new neighborhood developments; demolition of existing buildings to allow for altogether different usage. Properties are either held for positive cash flow or are sold at a profit.
